 Each week, I take the latest housing and mortgage news, filter out the noise, and focus on the question that matters most: What does this mean for you?

 My goal isn't simply to report the market. It's to help you understand it well enough to make informed, confident decisions when the right opportunity comes along.

📰 This Week at a Glance

 Mortgage rates moved higher, with the average 30-year fixed rate reaching 6.69% for the week ending August 6—the highest level in just over a year.

 National home prices continue to rise modestly, but the pace remains far below the rapid appreciation we experienced earlier this decade.

 NAR's latest second-quarter data shows 80% of U.S. metro areas experienced year-over-year price gains, while affordability continues to improve as incomes outpace home-price growth.

 Buyers continue to benefit from more negotiating opportunities in many markets, even as the best homes remain competitive.

 Wesley Chapel continues to reward preparation, realistic pricing, and patience rather than simply relying on market timing.

 Bottom Line: Higher rates are making affordability more challenging—but they haven't stopped the market. They're making strategy more important.

🌎 Market Perspective

The biggest national story this week is mortgage rates...

At 6.69%, today's average 30-year rate is higher than it was earlier this summer and is putting additional pressure on monthly payments.

 But there's another side to the story...

NAR's second-quarter report found that home prices increased year-over-year in 80% of metro areas, while the national median single-family existing-home price rose 1.5% to $434,900. NAR also noted that income growth continues to outpace home-price growth, helping affordability improve despite elevated rates.

 For buyers, that means waiting for rates alone may not be the entire answer. A better strategy may be to focus on the total cost of the transaction—price, rate, seller concessions, closing costs, insurance, taxes, and the long-term value of the property.

 For sellers, it reinforces something I've been saying for months:

The market isn't necessarily against you. The market is asking you to be more strategic.

📍 Wesley Chapel Market Nugget

Wesley Chapel continues to show characteristics of a more balanced marketplace.

Publicly available data for the three months ending showed a median sale price of approximately $424,736, with homes averaging about 46 days on market and a median sold price of approximately $200 per square foot. The median sale price was down 4.7% year-over-year.

 That doesn't mean Wesley Chapel is a "bad" market...

It means buyers have more room to evaluate their options—and sellers have more reason to pay attention to pricing, presentation, and positioning.

The right home can still sell quickly. The right price still matters.

Stop Trying to Time the Market. Start Understanding It.

  • One of the hardest things about real estate is that everyone wants certainty.
  • Buyers want to know when rates will fall.
  • Sellers want to know when prices will rise.
  • Investors want to know what's coming next.
  • But the market doesn't give us that certainty.
  • What we can control is how prepared we are.

If you're a buyer, that means knowing your comfortable payment, not just the maximum a lender will approve—understanding your financing options, and knowing what concessions or terms could make a particular property work.

 If you're a seller, it means understanding what buyers are actually willing to pay today, not what a neighbor received two years ago.

 You don't need to predict the market to make a great real estate decision. You need a strategy that works within the market you're actually in...

 That's where good advice and good representation can make a difference.
